This Service Agreement (“Agreement”) is made between Sheets Outdoor Services, LLC, a Pennsylvania limited liability company located at PO Box 106, Claysville, PA 15323 (“Service Provider”) and the individual or entity receiving services (“Client”). This Agreement becomes effective upon Client’s approval of the associated quote or invoice (“Acceptance Date”). By accepting the quote in Yardbook, the Client agrees to the terms outlined in this Service Agreement. This digital approval serves as binding acceptance and authorizes Sheets Outdoor Services, LLC to begin work as scheduled. No other form of approval (e.g., email, text, verbal confirmation) will be considered valid for initiating services. 

Sheets Outdoor Services, LLC shall not be held liable for any indirect, incidental, special, or consequential damages—including but not limited to loss of use, loss of profits, or property damage—that may arise from service delays, cancellations, scheduling changes, or conditions beyond our reasonable control. This includes, without limitation, issues caused by weather, inaccessible service areas, undisclosed hazards, or client-requested modifications. Our responsibility is limited solely to the services explicitly agreed upon in the approved quote.

Sheets Outdoor Services, LLC agrees to provide outdoor maintenance services, including but not limited to:

• Lawn care and mowing
• Landscape maintenance
• Seasonal clean-up
• Snow and ice removal (if applicable)
• One-Time Mowing Services

Service Details: Specific services and frequencies are listed in the approved quote or invoice.

• Bagging and disposal of clippings
• Edging
• Bush or hedge trimming
• Spring/Fall cleanup
• Mulch delivery and installation
• Same-day or emergency service

Debris Haul-Off: A flat-rate fee applies for removal and disposal of yard waste, brush, soil, sod, and landscape debris. Your property will be left clean and clutter-free.

Lawns or yards that have been neglected, overgrown, or require substantial effort to bring under control will be subject to an Overgrown Lawn & Yard Recovery Fee. This applies when:

• Grass height exceeds safe mowing limits
• Excessive weeds, brush, or debris are present
• Edging, trimming, or clearing is needed beyond standard service
• The overall condition requires extended labor or specialized equipment

Rate: $25 per labor hour This fee covers additional time, fuel, and equipment wear required to restore the property to a maintainable condition. Clients will be notified in advance, and a revised quote will be provided prior to service. Once the yard is restored, regular maintenance can resume at standard rates.

Incomplete services due to inaccessibility (e.g. locked gates, blocked areas, or excessive clutter) may result in a rescheduling fee or partial service charge without refund. Please ensure all service areas are accessible and prepared prior to scheduled work.

Clients may request changes to the scheduled service such as upgrades, postponements, or scope modifications. Requests must be submitted at least 24 hours in advance and may require revised pricing or a new quote. Same-day changes are not guaranteed and may incur additional fees.

Additional fees may apply in the following scenarios:

• Equipment Operation Fee: Covers fuel, wear, and maintenance for specialized machinery
• Pet Waste Removal Fee: Ensures sanitary conditions if pet waste is present
• Obstacle Fee: For excessive items such as toys, furniture, or hoses that hinder service
• Travel Fee: Assessed based on distance to service location
• Inaccessible Area Fee: Applies if service cannot be completed due to blocked or locked areas

Sheets Outdoor Services, LLC is not responsible for damage to irrigation systems, invisible pet fences, utility lines, or other concealed features not disclosed prior to service.

Sheets Outdoor Services, LLC is not responsible for damage caused by concealed or unmarked hazards within the service area. This includes, but is not limited to, rocks, debris, foreign objects, or other materials that may be propelled or disturbed during routine service. Clients are responsible for ensuring all service areas are free of such hazards prior to scheduled work. Failure to do so may result in unintended damage for which Sheets Outdoor Services, LLC cannot be held liable.

Sheets Outdoor Services, LLC and the Client shall not be held liable for any delay, interruption, or failure to perform services due to circumstances beyond reasonable control. These events may include, but are not limited to:

• Severe weather (e.g., storms, flooding, extreme temperatures)
• Natural disasters
• Labor shortages or strikes
• Utility outages
• Governmental restrictions or mandates
• Emergencies or other unforeseen disruptions

In such cases, services may be rescheduled or temporarily paused without penalty. Both parties agree to communicate in a timely manner and work collaboratively toward a fair and practical resolution.

Service begins after quote approval. Weather or unforeseen site conditions may delay service — clients will be notified promptly.

• Due Date: Payment is due in full on the same day services are rendered unless otherwise agreed in writing
• Late Fee: $25 or 10% of invoice (whichever is greater) 
• Repeat Late Payment Policy: After five late payments, an additional late fee of $25 will be assessed starting with the sixth late payment, and each one thereafter
• Returned Checks: $25 processing fee
• Recurring Services: Weekly or bi-weekly invoices issued on a schedule — unpaid invoices may result in service pause or cancellation
• Deposits: Required for large or custom projects and outlined in your quote or invoice
• Cancellation Policy: Must be submitted at least 24 hours in advance; last-minute cancellations may incur a $25 fee
•  🌿 One-Time Mowing Services   All one-time mowing appointments must be paid in full prior to service. This helps us keep scheduling smooth and ensures timely, professional care for your lawn. 

✅ Billing Assurance: We will never charge more than what we mutually agree on. Your approved quote or invoice determines the total cost—no hidden fees, no surprises.

To ensure timely payment:

• A valid credit/debit card must be securely stored via Yardbook
• Charges only occur after service is completed
• Yardbook encrypts data and issues receipts
• Clients can update billing info through their customer portal

If services are terminated due to non-payment:

• A $35 account reactivation fee will apply
• Previous discounts or promotional rates will be forfeited
• Future services must be paid in full at standard rates and may require a deposit

Clients may request a temporary pause in recurring services (e.g., mowing, maintenance) by providing written notice via Yardbook, email, or text. Sheets Outdoor Services, LLC will honor pause requests under the following conditions:

• Notice Requirement: Pause requests must be submitted at least 24 hours before the next scheduled service.
• Resumption: Services will resume only upon written confirmation from the client.
• Overgrowth Recovery: If the property becomes overgrown or requires additional labor to restore, an Overgrown Lawn & Yard Recovery Fee of $50 per labor hour will apply.
• Scheduling Impact: Pause requests may affect future scheduling availability; resumption will be based on route capacity.
• No Refunds: Paused services are not eligible for refunds unless otherwise agreed in writing.

Additional Terms:

• Pause Frequency Limit: Clients may pause services no more than once per calendar quarter unless otherwise approved in writing.
• Minimum Pause Duration: Each pause must last a minimum of 7 days before resumption.
• Reactivation Fee: A $15 reactivation fee will apply for each pause/resume cycle to cover administrative and scheduling adjustments.
• Loss of Priority Scheduling: Clients who pause services may lose priority placement in our route schedule and will be rescheduled based on availability.

We aim to respond within 24 business hours. Urgent requests should be clearly marked.

If you are unsatisfied with a completed service, please contact us within 24 hours of completion. We will promptly review your concern and work toward a fair resolution.

Sheets Outdoor Services, LLC pledges not to share client contact information, property details, or service notes with third parties, except when required for legal, operational, or promotional purposes as outlined in this Agreement.

With acceptance of this Agreement, Sheets Outdoor Services, LLC may capture photos/videos of completed services for promotional use.

Privacy Protections Include:

• No visible house numbers or identifiers
• No location metadata
• Written consent required for personal names or references

Either party may cancel services with 7 days’ written notice. Immediate termination may occur due to non-payment, breach of contract, or repeated violations of service policies.

This Agreement is governed by the laws of the State of Pennsylvania. All disputes will be resolved under Pennsylvania jurisdiction.

This mowing season Service Agreement remains in effect from the date the Client accepts the quote in Yardbook until one of the following occurs:

• The mowing season ends on November 14 of the current calendar year
• The Client cancels services in writing
• Sheets Outdoor Services, LLC cancels services in accordance with the Termination Policy

Clients wishing to resume mowing services after cancellation or seasonal expiration must request a new quote and may be subject to updated pricing and route availability.

Winter services, including snow and ice removal, begin on November 14 of each calendar year and continue until the start of the mowing season, as determined by Sheets Outdoor Services, LLC based on weather and ground conditions.

Clients enrolled in both seasonal mowing and winter services will transition automatically between service types unless otherwise requested in writing. Separate quotes may apply for each season.

Sheets Outdoor Services, LLC may update this Service Agreement periodically to reflect changes in services, pricing, policies, or legal requirements. All updates will be documented below with the effective date.
